North Fargo fire reconstruction

This fire resulted from a tenant leaving the exhaust fan running in the bathroom, overheating and
dripping hot plastic on the floor.  Thankfully there was no one home at the time and no lives were lost.  There was also some water damage that occured to ceilings throughout the building and these issues will be addressed as the job progresses

Before & During photos

The homeowner decided to earn some sweat equity to work off their insurance deductable.  They chose to strip the sheetrock, remove the carpet & pad and take out the insulation.  The homeowner was guided as to best way to accomplish these tasks and went at it.

The homeowner also wanted to do their own reinsulating and I recommended that they replace the old fiberglass insulation with more ergonomically and performance effective closed cell insulation.  The R- value of closed cell insulation is approximatly 6-8 per inch so in 4 inches the homeowner acheived an R-24 - R-32 insulation value with no air infiltration threat.  Another advantage of the closed cell spray is that it is impervious to water and condensation and does not compress over time.

The homeowner also opted to install the new flooring and wanted it simply trimmed out so that in the future they could install the floor coverings of their choice.  They also arranged for their own plumbing services and to date this has not been completed.  Homeowners from time to time like to do their own contracting and their own work however this is the threat they face.  The project can get out of control and the project can move far away from completion rather quickly.

The framing members that you see below were sprayed with a shellac based paint to seal in the smoke smell and the insulation sprayed in there after.
